Privately financed apartments may be used by the owner or bought as investment properties using private financial resources – i.e. they are not financed by government residential building subsidies. Such properties can be let out to others, which is not an option with subsidised properties.
No, our company does not offer financing, nor does it provide specific recommendations in this matter. However, we do have many contacts at various finance providers, which we would be happy to pass on if desired.
All of our apartments are available to purchase as investment properties. While owners have the option of managing their residential investment themselves (rental, maintenance etc.) they can also invest in an all-in carefree package. Yes, the Parkapartments am Belvedere will be managed by Palladio Immobilien GmbH, who we have been working with for many years now.

Yes, provisional energy efficiency certification equivalent to thermal insulation class B has already been achieved, and varies from tower to tower. The final energy efficiency certificate is issued shortly before completion and is valid for a period of 10 years.

2. RESERVATION / PURCHASING PROCESS / COSTS
Yes, you can reserve an apartment for 14 days free of charge and with no obligation to buy.
A purchase offer is a binding preliminary agreement that serves as the basis of the sales contract.

No, the PARKAPARTMENTS AM BELVEDERE are commission-free properties. No matter whether they are acquired from SIGNA directly or one of our sales partners.
The purchase price is to be paid in instalments in accordance with the Austrian Housing Development Contract Act 2 (BTVG2). The individual instalments are determined by the real estate trustee and must be transferred to the deposit account in a timely manner.
When purchasing a property in Austria various incidental costs are applied which are calculated on the basis of the purchase price:

- 1,1% Title registration fee
- 1,6% Contract fees
In addition, there are cash expenses as well as a commission fee for the notary.

Operating costs are EUR 2.47 net per m² for all standard service costs (lift costs, chimney sweep, water/sewage etc.).
Operating costs also cover:

Wien Energie: district heating, district cooling
Wien Strom: electricity. Connection fees for each apartment have already been paid – meaning that no additional costs will result for the purchaser. From the takeover of the apartment, each apartment owner / tenant can freely choose his electricity supplier.
The energy consumption is recorded by calibrated meters and charged by the issuing company.
3. APARTMENT / FIXTURES & FITTINGS / COMMUNAL SPACES
Parkapartments am Belvedere are not only highly unique properties from the outside: star architect Renzo Piano and his team of architects have prioritised creating a special ambience in each and every apartment. All of the properties have one or several exterior spaces (terrace, loggia or balcony). No, but the kitchen areas have all the necessary connection points (high-voltage connector for electric oven, dishwasher connections etc.). SIGNA has negotiated special rates for buyers with a number of kitchen studios.
Floors and walls: the floors in the WCs, bathrooms and storage rooms (with washing machine connections) are tiled with high-quality Italian stone from REFIN Ceramiche. The stylish floor tiles measure 60x60cm and the chosen shade is Bianca. The walls in the bathrooms and WCs are tiled with 30x60cm tiles, also in Bianca, with grouting in a matching shade. The elegant, staggered tiling pattern gives the bathrooms and WCs a more spacious feel.
Bathrooms: the sanitary equipment is also carefully planned down to the last detail, with generously proportioned walk-in showers featuring high-quality stainless steel drains and built-in, easy-to-clean filters and a 30cm-diameter rainfall showerhead. The flat surface helps prevent water deposits from collecting, which minimises limescale build-ups. All showers have additional, adjustable hand-held showerheads with smooth hoses, which minimises build-ups of soap deposits. All of the taps and other fittings with moveable parts in the bathrooms are metal, with no use of plastic – ensuring durability and maintaining the high-quality look and feel. In addition, all of the apartments with three or more rooms have a bathtub. The state-of-the-art fixtures and fittings continue in the WCs. A ceramic bowl with no flush rim, manufactured by Toto and usually only found in luxury hotels, ensures hygiene standards of the highest level. The Toto model is also the only one on the market with Tornado Flush technology, using three nozzles to efficiently clean the rim as well as the bowl. All WCs are fitted with a power outlet to allow installation of a bidet toilet if desired. Precise fixtures and fittings in accordance with the standard building and interior design specification, which we will send you on request, along with a copy of the fixtures and fittings catalogue. While repositioning walls is not out of the question, various factors must be taken into account (shafts, sprinkler systems, cooling ceilings etc) and it may result in additional costs.
Special requests regarding surface coverings can be accommodated, provided they are technically feasible, are submitted and commissioned in good time, and do not breach official regulations. Any additional costs incurred must be paid in accordance with the relevant agreement in the sales contract. Changes in layout that affect the sprinkler system, cooling ceiling, etc. must be assessed and approved by the building services consultant and the architect.
Safety and security are paramount at the PARKAPARTMENTS AM BELVEDERE. Each apartment comes with a fire retardant, burglary resistant and sound proof front door, that complies to safety standard 3, as recommended by the Vienna police department. Each apartment is also equipped with a digital video intercom. The entrance area of each apartment has been prepared for the retroactive fitting of an alarm system or you can easily upgrade to our 3.9 SMART HOME. (Already included in the Selection apartments).
3.8. ROOM TEMPERATURE | What options are available to regulate the temperature inside the apartment?
A smart temperature control system ensures pleasant ambient conditions:
Intelligent shading system: the shading system makes the floor-to-ceiling glazing in the apartments even smarter. Click here to find out more about the numerous practical functions it offers.
Ceiling cooling and high-performance insulation: Every living space features wide-area ceiling cooling via thermoactive building components, which, unlike conventional air conditioning, does not create noise or a draft – maintaining an extremely comfortable living environment efficiently and inconspicuously. Outstanding insulation throughout the building, to low-energy building standards, guarantees optimised use of resources in summer and winter, as well as lower energy costs.
Heating: low-cost underfloor heating offers a range of benefits over conventional radiator heating systems. The warming effect is particularly even and efficient, ensuring a comfortable and cosy living space, as well as minimising dust build-up. Underfloor heating can be individually adjusted using the digital controller in each room – as can the ceiling cooling. Fed by the hot water supply, the individually adjustable ladder towel radiators in the bathrooms help to dry damp towels even in winter.

Living in comfort: All properties at Parkapartments am Belvedere come fitted with an intelligent shading system, as described under 3.8 ROOM TEMPERATURE.
Even smarter living, made easy: when planning the apartments, all of the necessary steps were taken to ensure scalability for a smart home system. This means that additional functionality for automated home systems such as those offered by COMEXIO can be integrated simply and economically.

TV, internet & telephone: The property is supplied by Telekom Austria and UPC Telekabel. For later installation of a satellite system by the users (jointly), the necessary preparation is already taken care of. (one location on the roof per House).
Mobile communication: T-Mobile & A1 ensure the unrestricted use of smartphones or mobile phones in all residential towers – also in the garage and in general rooms – thanks to good mobile phone connections – without any additional daily costs for maintenance and servicing for the household

Alternatively, there is the in-house fitness room equipped with professional Technogym equipment for cardio workouts and getting in shape, and WiFi internet access for personal entertainment – to help you keep fit whatever the weather.
- Concierge service: the innovative and convenient digital concierge service is operated using an in-house app and web interface, providing all the information residents need and simplifying communication with the property manager and neighbours. Residents who are looking for the highest standards of personal assistance, or the peace of mind that their apartment is in safe hands while they are on the road have access to a personalised concierge service tailored to their specific needs: from airing the apartment regularly, cleaning and shopping to laundry.
- Laundry room and WC: laundry rooms in each residential tower with commercial appliances (two washing machines, two dryers) provide a convenient alternative to having a washing machine in the apartment – while also taking the headache out of washing and drying large textiles like bedspreads and sleeping bags. The adjoining WC on the ground floor is perfect for families with small children, as well as for joggers returning from a long-distance run.

The entrance to the underground car park, which will also be used by the hotel, is on Alfred Adler Strasse. Its exit is on Arsenalstrasse between towers W1 and W2. Parking spaces will be available to buy or rent on a 99 year lease, with subletting and transfer of usage rights permitted. Monthly and annual contracts will also be offered. In addition to car parking spaces, there will also be motorcycle parking bays and larger spaces for people with disabilities. Several of the spaces will have charging stations for electric vehicles with individual meters. The hotel car parking area will feature several short-term charging stations where drivers pay directly for the electricity they consume.
Each apartment has a storage compartment in the basement fitted with a waterproof Schuko socket to connect a freezer, wine cooler or e-bike. All compartments are large enough to accommodate two bicycles (suspended).
4. MOBILITY & LOCATION
Parking spaces are directly located in the house – provided by the generously dimensioned parking garage with particularly wide garage ramps over three floors (some with daylight), which can be used as a single-lane. Some car parking spaces can be equipped with electrical connection for charging electric vehicles and are individual billed via its own electricity meter. In the garage of the Hotel Andaz Vienna Am Belvedere, adjoining to the residential complex, electric charging stations are provided for a charge-based, temporary load. You can buy your own parking space or rent it for 99 years. In addition to car parking spaces, there will be motorbike and handicapped parking spaces.
The sophisticated mobility concept of the PARKAPARTMENTS AM BELVEDERE is supplemented by two in-house e-vehicles. A BMW i3 E-car and a Mini Country Man plug-in hybrid vehicle are exclusively available for residents to rent individually *. In the in-house garage with generously dimensioned garage ramps, which can easily be used as a one-lane carriageway and which connects all five buildings (three residential towers and two hotel towers) underground, there are dedicated electric filling stations for charging electric vehicles* The vehicles will be provided by the developer for at least two years. Thereafter, the household decides on the continuation of this service.
Various cycle tracks are directly available from the residential ensemble with access to the large cycle track network in Vienna. Private e-bikes can be conveniently charged in their own, spacious cellar compartment or parked in the bike room. Cycle tracks and a public free city bike are located on the doorstep (Vienna Central Station) and complete the perfect offer for cyclists.
Yes, the residential towers are barrier-free. The lift cabins in the PARKAPARTMENTS AM BELVEDERE are also generously and high-quality equipped with ceramic cladding, e.g. for comfortable transport of large-sized furniture, the bicycle or even a stretcher.
